Bluestem & Grange Creek Cleanup

The MUD is partnering with Woodlake to clean and restore the creek corridor behind Grove Drive and Sterling Court (see highlighted area on the map).

Construction is scheduled to begin tomorrow, Thursday, January 15.

Planned improvements include:

  • Removing cattails and overgrown vegetation
  • Clearing and cleaning the creek channel
  • Regrading and stabilizing creek banks
  • Removing select trees that are obstructing water flow
  • Clearing beaver dams along the tributary

This work will help improve drainage, reduce blockages, repair erosion, and restore proper water flow through the creek. After this initial phase is complete, the area will be evaluated for sod replacement. Additional tree replacements and new plantings are also planned as part of the third phase of our tree replacement program.

This project is part of the MUD’s ongoing commitment to maintaining and improving Light Farms’ green spaces. Over the past 12 months, we have invested in:

  • Restoring the seven lakes along Bridgewater Drive
  • Improving the greenbelt and lakes between Eastland and Cypress
  • Restoring the tributary behind Maydelle
  • Sod repairs between Grange and Indigo
  • Numerous other landscape and drainage improvements

In addition, more than 375 dead trees have been replaced, and significant upgrades have been made to the community’s irrigation and well systems.

We appreciate the community’s patience during this work and look forward to the long-term improvements it will bring to these natural areas.

Below is a recap of the Board meetings held on MON. NOV. 24 and MON. DEC. 15

 

📜 2025 Unlimited Tax Road Bonds

The Board approved the sale of $21 million in road bonds as part of our debt obligation to the developer.

The district will have one remaining bond to finish paying the developer for building out the neighborhood’s infrastructure.

🌳  Trees in the Right of Way Policy

To keep our neighborhood safe and protect future tax dollars from potential infrastructure damage caused by trees, the Board approved a new policy for landscaping and trees in the right-of-way (the area between the sidewalk and the street).

Key points:

  • No new trees may be planted in the street right-of-way
  • Landscaping near the right-of-way cannot block traffic signs or intersections
  • Property owners are responsible for trimming or removing landscaping that creates a safety hazard
  • If an issue is not corrected after notice, the District may address it and recover costs (up to $500)
  • Existing landscaping or trees not blocking visibility may remain or be removed at the owner’s discretion

🎣 Fishing Policy

The Board adopted a new fishing policy for District ponds, reinforcing catch-and-release ONLY. This policy will be enforced by Texas Parks & Wildlife Game Wardens.

Prohibited activities:

  • Keeping or harvesting fish
  • The use of cast nets or bait nets
  • Placing or using fish traps

✅  Approved Projects:

  • Maydelle – Additional sod patching in areas needing sod behind Briscoe Dr
  • Sweetwater – Installation of 10 ft of sod behind the homes on Seashore Dr
  • Bluestem/Grange – Approved the cleanup and removal of cattails in the creek between Grove Dr and Sterling Ct, including the removal of select trees in the middle of the creek to help improve water flow. Once the creek is cleaned up, the area will be evaluated for additional work including grading and sod.
  • Cypress/Eastland Greenbelt – Grading, sod and irrigation work to repair and enhance the landscaping

🛠️ Project Updates

The District has recently completed many projects around the neighborhood:

  • Phase 2 of the Tree Replacement project
  • Sidewalk repairs in Bluestem, Indigo, Grange, Cypress, Graham and Sage
  • Irrigation and well repairs
  • Various landscaping and sod repairs

🔍 Looking Ahead:

The Board will continue to evaluate areas around the neighborhood for enhancement and repair around the neighborhood as we move into the new year.

Fish Stocking Complete – Catch and Release Only🎣

TPWD has now completed supplemental stocking of all MUD-owned ponds throughout Light Farms with adult largemouth bass, bluegill, and sunfish — all at zero cost to taxpayers.

As a reminder, all fishing in Light Farms is catch-and-release only. This protects our fish populations, ensures long-term sustainability, and keeps our ponds healthy for everyone to enjoy.

OCTOBER MEETING RECAP

Below is a recap of the Board meetings held in October.

🚧 Temporary Street Closures for Events Process:

The Board adopted a formal process for temporarily closing streets for neighborhood events.

  • Residents needing to close a street for an event must submit an application at least 14 days prior to the proposed event date
  • The application should include date, time, location, description of the event, and must include signatures of approval from at least 70% of the households whose properties are directly affected by the closure

Approved Projects:

  • Cypress/Eastland Grading and Sod – Phase 2
    Full grading and sod repair for the creek and lakes between Cypress and Eastland
  • Cypress Well Repairs:
    Repair to the Cypress well which was hit by lightning this fall. The majority of the cost was covered by insurance.
  • Landscaping Repair:
    Bed and sod repair near the Indigo/Grange lakes, and installation of rip-rap in the Maydelle tributary, as well as a new fence for Avondale Ct in the far-north portion of Sweetwater

📅 Looking Ahead:

Various projects are still underway, including sod behind Crescent Dr, sidewalk repairs, and the tree replacement project. The Board will continue to evaluate areas around the neighborhood for enhancement and repair.

POND STOCKING UPDATE – PHASE 1

The Board recently approved a partnership with the Texas Parks and Wildlife Department (TPWD) to stock our district-owned ponds with bass, bluegill, and channel catfish – all at zero cost to the taxpayers!

Today, TPWD stocked the two large ponds in Cypress and the first lake off of Bridgewater Dr next to Prairie Crossing, each with 30+ adult largemouth bass and numerous bluegill.

These bass were bred from TPWD’s Lone Star Bass program, consisting of pure Florida strain largemouth bass exclusively from Legacy Class (13+ pound) entries into the Texas ShareLunker program. These are the offspring of giant fish!

TPWD will stock ALL ponds in Light Farms this fall except for Constellation Lake and the pond outside of Parkview on Light Farms Way, as these are privately owned by the HOA.

Reminder, all fishing in Light Farms is catch-and-release!
