📜 2025 Unlimited Tax Road Bonds

The Board approved the sale of $21 million in road bonds as part of our debt obligation to the developer.

The district will have one remaining bond to finish paying the developer for building out the neighborhood’s infrastructure.

🌳  Trees in the Right of Way Policy

To keep our neighborhood safe and protect future tax dollars from potential infrastructure damage caused by trees, the Board approved a new policy for landscaping and trees in the right-of-way (the area between the sidewalk and the street).

Key points:

  • No new trees may be planted in the street right-of-way
  • Landscaping near the right-of-way cannot block traffic signs or intersections
  • Property owners are responsible for trimming or removing landscaping that creates a safety hazard
  • If an issue is not corrected after notice, the District may address it and recover costs (up to $500)
  • Existing landscaping or trees not blocking visibility may remain or be removed at the owner’s discretion

🎣 Fishing Policy

The Board adopted a new fishing policy for District ponds, reinforcing catch-and-release ONLY. This policy will be enforced by Texas Parks & Wildlife Game Wardens.

Prohibited activities:

  • Keeping or harvesting fish
  • The use of cast nets or bait nets
  • Placing or using fish traps

✅  Approved Projects:

  • Maydelle – Additional sod patching in areas needing sod behind Briscoe Dr
  • Sweetwater – Installation of 10 ft of sod behind the homes on Seashore Dr
  • Bluestem/Grange – Approved the cleanup and removal of cattails in the creek between Grove Dr and Sterling Ct, including the removal of select trees in the middle of the creek to help improve water flow. Once the creek is cleaned up, the area will be evaluated for additional work including grading and sod.
  • Cypress/Eastland Greenbelt – Grading, sod and irrigation work to repair and enhance the landscaping

🛠️ Project Updates

The District has recently completed many projects around the neighborhood:

  • Phase 2 of the Tree Replacement project
  • Sidewalk repairs in Bluestem, Indigo, Grange, Cypress, Graham and Sage
  • Irrigation and well repairs
  • Various landscaping and sod repairs

🔍 Looking Ahead:

The Board will continue to evaluate areas around the neighborhood for enhancement and repair around the neighborhood as we move into the new year.
